Design Coordination & Planning
Our design team offers in-house AIA design planning and coordination to work closely with your designer, architects and engineers. We have arrange of design capabilities and seek to provide continuity throughout the design and engineering phases of pre-construction.
- Design Package Creation - With our design coordination team, we offer design packages to suite your construction or renovations project intentions.
- BIM Modeling - We work with and offer 3-dimentional modeling and custom rendering for your projects, ultimately to drive down the costs of design for your projects.
- FF&E Packages - Our team works closely with FF&E manufacturers to drive down the cost of your furniture, fixtures & equipment and to create continuity of design to construction.
Pre-Construction
At Apex, we emphasize the pre-construction process where our cost estimating, value engineering and project profile review up-front creates continuity throughout the construction process. Our goal is to ensure the goals are met and to work within the 3 common constraints of cost, time & quality. Up front we focus our efforts on these primary functions:
- Design & Engineering - Understanding the existing conditions, proposed options, cost & availability and construct ability is part of our initial process.
- Cost Estimating - Our team utilizes cost databasing to ensure all construction assemblies are understood and reviewed to be market rate. We seek to identify add-items or additional costs ahead of time to prevent change orders
- Value Engineering - We provide value generation to our clients through our process of seeking to define the alternative selections that can be considered in the pre-construction phase.
Operational Methods
The Apex team utilizes industry-leading technology and operational methods to perform your projects within the anticipated project constraints. We provide detailed and competitive construction rates itemized by cost code and integrate with our operational team to ensure the detailed SOW is followed closely though out the construction and renovation process.
- Scheduling - Prior to starting our projects we spend the necessary time in pre-construction to create our critical path projects and scheduling for your project. During this phase of planning we work with your team to establish the schedule and initiate procurement. We build out our milestone summary and detailed construction schedules, our team provides cash flow projects and custom project reporting.
- Project Management - Our team works closely with all site trades to establish site organization, procedures and the Scope of Work to match the project specifications or plans. We have a competent team working closely to monitor, adjust, document the project progression. The project database we maintain includes cost accounting, technical detail, jurisdictional requirements and quality standards - the Apex team produces RFI and Recommendation reports throughout the project to adjust to the needs of the project throughout the construction & renovation lifecycle.
